Federal Incentives

Opportunity Zones
Opportunity Zones are federally designated census tracts where investors can receive tax incentives for placing capital into real estate or business projects. To qualify, investors must reinvest recent capital gains into a Qualified Opportunity Fund, which then invests in property or businesses located within the zone. This allows investors to defer taxes on their original gains and potentially exclude tax on new gains if they hold the investment for at least ten years. The program is designed to support redevelopment, new business activity, and long-term economic growth in communities that need additional investment.

The Rehabilitation Credit (also known as the Historic Tax Credit) is a federal tax incentive that helps offset the cost of rehabilitating historic or older buildings. Property owners can claim the credit when they renovate buildings that meet certain historic-status criteria. The credit reduces their federal income tax liability by a percentage of qualified rehabilitation expenses. Ohio Historic Preservation Tax Credit Program
The Ohio Historic Preservation Tax Credit Program (OHPTC) offers a state tax credit to owners or long-term lessees of eligible historic buildings who rehabilitate them. For qualifying projects, applicants can receive a credit equal to up to 25% of their “qualified rehabilitation expenditures." To qualify, the building must be individually listed on the National Register of Historic Places, contribute to a registered historic district, or be otherwise recognized as historic under state/local preservation programs. All rehabilitation work must meet federally accepted preservation standards.

The Transformational Mixed‑Use Development Program (TMUD) is a state tax-credit program in Ohio designed to encourage large mixed-use development or redevelopment projects combining uses such as residential, retail, office, recreation, hospitality, or structured parking. Under TMUD, qualifying projects may receive a non-refundable credit equal to 10% of eligible development costs (or insurance-company capital contributions toward the project). The goal of TMUD is to enable “transformational” developments that revitalize under-utilized sites, stimulate job creation and investment, and support long-term economic growth and mixed-use neighborhoods across Ohio.
